However, there are some sellers who stand to win the real estate lottery in today's market.
This list includes the sellers who are leaving town and will be buying in a much less expensive market; estate sales; powers of sale (banks); sellers who will be moving into a rental or going into a long term care facility, relocations and so on. These are the obvious winners.
However, there is one special seller who will be the ultimate winner. This is the seller with the shitty house on a shitty street in shitty location. They will get more money, in a market like this, than at any other time. In fact, if the market was slower and leaning more towards the buyer, these houses might sit on the market for many months and perhaps never sell. I've seen it happen.
These include ugly houses, those next to service stations, houses situated over the subway line, or next to a crack house, houses with slanted floors and so on. Even these houses are selling.... and often for a lot of money.
