I don't know what it is but this time of year is the busiest for my web site. More people are searching for real estate information than the rest of the year. Perhaps they're planning a change in location for the next year and they want to get started while they have the time to browse. Occasionally I'll get a call to appraise a home or sometimes I'll get a call to list and sell and home over the holidays but generally, this is a time for research and reflection.
Unfortunately, there isn't usually much to view. As far as supply goes, this is the month with the lowest number of listings (December).
There is much better and more interesting and revealing data available however and that is the SOLDS. The asking price doesn't reveal all that much other than how the client values their own property. When researching values, I'm much more interested in what sale prices have been. This is the real value.
As I often write, the Seller establishes price, the Realtor brings the market to the property and the Buyer tells us what it's worth.
